Heading: Overflowing bins in communal area & recycling
Date: 10/02/2022

Details: Despite repeated reminders and circulars, some residents are still not disposing of their rubbish correctly.  This is causing major issues with rubbish overflowing into the communal areas. 

Recycling – we have received complaints from the Council regarding problems with the recycling.  They advise that the bins are constantly “contaminated” with residents disposing rubbish incorrectly such as putting plastic bags in the recycling bins!  The Council have advised that they will make a collection on this occasion, however, if the problems persist they will not look to take and this will result in both breach of lease charges and clean up charges being incurred by residents.

Heading: Clean Up of Bin Store
Date: 24/02/2021

Details:Unfortunately, despite circulars being sent out in the past and updates via the website, it seems that some residents just ignore simple waste disposal instructions.

The bin men WILL NOT collect any rubbish that is outside of the bins (so with people placing bags of rubbish on the top of bins or dumping on the bin store floor then this rubbish will NOT BE COLLECTED). Furthermore, the bin men WILL NOT REMOVE THE BINS FOR EMPTYING IF THE ACCESS IS BLOCKED – which currently it is so hence no collection.

Due to the build up of mess in the bin store, we have had to instruct cleaning contractors to attend to clean up which means further costs for the property owners.  We cannot stress enough that waste should be disposed of correctly in the bins provided to avoid delays with bin collections, further clean up costs and not to mention the health risks which will be created.

Should we become aware of anyone dumping their rubbish outside of the bins (including rubbish dumped on top of the bin lids) or on the bin store floor, then breach of lease charges and clean up charges will be incurred by those concerned.

Details: Midland Pest Control have been out to treat 2 large wasp nests in the laurel (located by 22 – 32 Wharf Gardens).  Please be careful as although treated, the nests may remain active for a while.  We have updated the gardeners so as not to touch the laurel hedge for a week as recommended by Midland Pest Control.

Details: Despite repeated reminders and circulars, some residents are still not disposing of their rubbish correctly.  This is causing major issues and caused the bin men to refuse to empty the bins!  Rubbish is only to be disposed of in the bins provided and NOT LEFT ON THE BIN STORE FLOOR!!  Residents are responsible for disposing of bulky items themselves by either getting in touch with the Council or taking to the local tip themselves.  Residents found to be just dumping their rubbish outside of the bins WILL incur breach of lease charges.

Heading: Coronavirus (COVID19) – ISOLATION
Date: 31/03/2020

Details: ISOLATION

If you are in self-isolation because you have or may have contracted Covid-19 it is vital that you let us know as soon as possible so that we can contact the rest of the residents to let them know that they should take extra precautions and increase their sanitation and so that, as necessary, we can organise a deep clean of the communal areas in accordance with PHE guidance.

When you contact us, please can you also advise how you are organising deliveries, particularly food, to your apartment and how rubbish is to be disposed of. Please remember: –

  • rubbish should only be placed outside of your apartment door at a specific time for collection.
  • that whoever is picking up the rubbish should be properly protected.
  • that all rubbish must be double bagged.
  • rubbish which contains personal waste (e.g. tissues) and cleaning cloths must be isolated within the flat for 72 hours before being disposed of in communal bin stores.

We would also ask that you also let us know if you become aware that any of your neighbours have gone into self-isolation.

Heading: Coronavirus (COVID19)

Details: As you will be aware, the Coronavirus (COVID-19) outbreak is spreading across the country and is a cause for concern for all of us. It is anticipated that COVID-19 will cause disruption to all businesses and to our day-to-day lives over the coming weeks and months.

As the government’s guidance is likely to change as time passes, we would like to make you aware we have a Business Continuity Plan (BCP) in place to enable us to maintain a level of service during these unprecedented and difficult times.

Our office is currently open, but we have systems in place to allow our staff to work remotely if required. However, in the event that our BCP is put into effect and our office has to close, even with key staff working from home and engineers/contractors in the field, it is highly likely that you will experience some disruption in the services provided due to reduced capability. We will do whatever we can to minimise any such disruption but would ask for your patience and understanding while we work to maintain services during this period.

You will appreciate this is an evolving situation. We will continue to act on the advice provided by Public Health England and will inform you if there is any material change to our business continuity.

You must park your car within the lines of your car parking space and you may not park in any other space or on any other part of the property at any time.

You must make sure that you do not prohibit others from parking in their space at any time.

Details: Despite regular reminders, it appears that someone is still regularly leaving the front door on the latch.  This must stop immediately!

THIS IS A BREACH IN SECURITY, JEOPARDISING NOT ONLY THE SECURITY of THE BUILDING BUT THE VALIDITY OF THE BUILDINGS INSURANCE.

UNDER NO CIRCUMSTANCES SHOULD THE DOOR BE LEFT ON THE LATCH.  FAILURE TO COMPLY WILL RESULT IN BREACH OF LEASE CHARGES BEING INCURRED BY THOSE IGNORING THIS SECURITY REQUIREMENT AND FURTHER LEGAL ACTION BEING TAKEN.

For owners with tenants in situ, please ensure that this is relayed immediately to your tenants as you are responsible for your tenants adhering to the Terms & Conditions of your Lease.

If anyone becomes aware of residents leaving the door on the latch, please report the apartment number concerned in confidence to Compass Block Management via our online reporting system.

SECURITY ISSUE

Please note that under no circumstances should the front door be kept on the latch.   We have received a number of reports that someone is doing this.  Should we become aware of the residents that are doing this then breach of lease charges will be incurred as this is jeopardising the security and insurance of the building.

WASTE DISPOSAL

Further to our circular in August 2019, we are aware that some residents are ignoring requests to use the bin store correctly.  All rubbish is to be disposed of correctly in the bins provided.  There appears to be a real issue with bulky items being dumped in and around the residential bins, contaminated items being dumped and bags just left on the floor.  The bin men will not take way this rubbish.

Please would all residents be considerate to those paying the service charge for this development, not to mention the health risks this can cause for all.

Please note that all tenants, landlords/leaseholders are being contacted in this regard in order that this matter may urgently be resolved.  If owners experience any further problems or are aware of residents not adhering to the regulations, then please do not hesitate to report via our online maintenance system (www.compass-bm.com).

We have been informed again by Rushcliffe Borough Council that they WILL NOT EMPTY THE RECYCLING BINS IF THEY ARE CONTAMINATED.

This appears to be a real issue where bulky items are being dumped in and around the residential bins and contaminated items are being dumped into the bins.

We would like to remind all residents that the disposal of bulky items and emptying recycling bins due to being contaminated is not included in the waste collection service and a fee is raised by the agents of the Local Authority in order to remove.   

Residents are responsible for arranging and paying for their own collection should they wish to dispose of bulky items. When bulky items are left on the premises, we are forced to arrange a collection on the residents’ behalf, the fee for which is added to the annual service charge.

Please would all residents be considerate to those paying the service charge for this development, not to mention the health risks this can cause for all.

Details: Further to our circular back in July 2018, this is another reminder to all to ensure that the doors are closed firmly behind you on entering and exiting the building.  Under no circumstances, should the doors be put on the latch or left open.  This is to maximise security of the building and to ensure that the building is insured.  For all leaseholders with tenants in situ, can you please remind your tenants not to put the door on the latch or leave open as we have received several reports that some residents are doing this.  Thank you for your co-operation.
