For all URGENT block communal maintenance issues occurring out of hours (i.e. after 5:30pm Monday-Thursday, 5.00pm Friday, weekends and Bank Holidays), please contact our emergency service on 0345 606 7660.

All non-urgent issues will be dealt with during our normal office hours 9.00am-5.30pm Monday-Thursday, 9.00am-5.00pm Friday, excluding Bank Holidays.

Maintenance
Please report all communal maintenance issues using our online portal. This is monitored between the hours of 9.00am and 5.30pm from Monday to Thursday, 9.00am and 5.00pm Friday, excluding bank holidays.

Window Cleaning
Window cleaning is carried out once every 2 months from January to November.
Car Parking
If you are unsure of your space allocation, please refer to your Lease document or tenancy agreement. If someone is parking in your space, please place this notice on the windscreen of the vehicle.

Compass Block Management does not have the power to clamp or remove vehicles. If you have reason to believe that a vehicle has been abandoned, please report this to the local authority. 
Noise Complaints
To report a noise complaint, you must provide the number of the apartment responsible. We will then write to the apartment in question.

If you would like to dispose of bulky items such as furniture and appliances, please arrange a collection with Derby City Council.

Heading: Using the Bin Store

Details: 
Despite sending out reminders and updating the website, we are aware that some residents are still leaving rubbish and refuse bags on the floor rather than placing in the bins provided. 

When using the bin store we should be grateful if you would follow these rules: –

  • Ensure that all rubbish is in a properly sealed in bin bag.
  • Ensure that all rubbish is put in to one of the paladins and not left on the floor for somebody else to clear away. Please note that the bin men will not take away any rubbish that is not in a paladin.
  • Do not overfill the paladin closest to the door when other paladins have plenty of room in them.
  • When disposing of cardboard boxes, please collapse them before putting them in to a paladin.
  • If you have any bulky items that will not go in to a paladin, such as furniture, please contact One Derby One Council on Telephone 0333 200 6981, who operate a waste collection service.
  • If it is identified from the rubbish who has dumped on the floor instead of using the bins provided then a breach of lease charge will be applied to the account of the property owner.

Heading: Car Parking Spaces

Please note that cars are only to be parked within your allocated and designated car parking space.  We have received several reports that residents and their visitors are parking not only in other residents’ spaces but also parking up in unallocated areas.  Not only is this causing issues for neighbours but is a breach of the lease.  Should we become aware of anyone who is not using the car park correctly then breach of lease charges will be incurred by them.  Thanking you for your co-operation.

Heading: Issue with Intercom

Further to the issues with the intercom system at Radbourne Gate, a contractor will be on site on Wednesday 24th April 2019.  The contractor will be Arron Lawrence of Netelect Engineering Services.  He will require access to all properties on Wednesday 24th April 2019.  For owners with tenants in situ, please liaise with your tenants to provide access.  In the event that access cannot be provided on 24th April 2019, please contact Arron before 24th April 2019 on 0800 669 6490 or mobile: 07970 132220.  Thanking you for your co-operation.

Heading: Roof Repairs

Details:
Roof repairs are due to be undertaken at the development on Monday 11th March 2019.  Can we ask that residents who use car parking spaces 38, 40 and 50 do not use these spaces on Monday 11th March 2019.   This is so that a cherry picker may be put in place to gain access to the roof for the repairs to be undertaken.  Thanking you for your co-operation in this matter.
