Maintenance
Please report all communal maintenance issues using our online portal. This is monitored between the hours of 9.00am and 5.30pm from Monday to Thursday, 9.00am and 5.00pm Friday, excluding bank holidays.

Car Parking
If you are unsure of your space allocation, please refer to your Lease document or tenancy agreement. If someone is parking in your space, please place this notice on the windscreen of the vehicle.

Compass Block Management does not have the power to clamp or remove vehicles. If you have reason to believe that a vehicle has been abandoned, please report this to the local authority.

To report a noise complaint, you must provide the number of the apartment responsible. We will then write to the apartment in question.

Heading: Bins & Disposal of Large Items

Details: A reminder that the bin men will not take away large or bulky items.  Some residents have again chosen to dump their rubbish on the bin store floor making the bins inaccessible for the bin men to collect.  As such, the bin store has become a complete mess and we have had to instruct private contractors to come and clean up.  For leaseholders with tenants in situ, please reiterate to them about disposing of their waste and rubbish correctly.  Large or bulky items MUST NOT be dumped by the bins – large or bulky items must be taken to the local tip by the resident or a collection organised by the Council direct from the property.

Details: A reminder that the bin men will not take away large or bulky items.  Someone has dumped, amongst other items, mattresses in the bin store.  The Council have been in touch to advise that the team have been “unable to empty the bins this week due to bulky waste items in the bin store area”.  As such, we have had to instruct private contractors to attend to clean up the items dumped.  Once this has been cleaned up then the Council will resume normal bin collections.  By instructing private contractors, this is going to impact on expenditure for the development.

Details:  Under no circumstances should items be dumped outside / in front of the bins.  Despite repeated reminders about disposing of large items correctly, we are aware that a mattress and a fridge freezer have been thrown on the floor in front of the bins.  The bin men WILL NOT take these items.  Furthermore, the items are blocking access for other residents who use the bins correctly.  Will the owners of the mattress and fridge freezer remove these items immediately.  You must either dispose of by taking to the local waste site or contact the Council to organise a collection direct from your property.  Please have consideration for your neighbours as this is not a dumping ground.

Heading: Bin Store

Details: An urgent reminder to all that the bin men WILL NOT take rubbish that is dumped outside of the bins.  If you have cardboard packaging then you must ensure that this is collapsed down and placed in the bins provided.  The area is also not a dumping ground for old mattresses.  

When disposing of your rubbish, please follow these simple rules:-

  • Ensure that all rubbish is in a properly sealed bin bag
  • Ensure that all rubbish is put in to one of the paladins provided and not left on the floor for somebody else to clear away.  As mentioned, the bin men will not take away any rubbish that is not in a paladin
  • Do not overfill the paladin closest to the door when other paladins have plenty of room in them
  • When disposing of cardboard boxes, please collapse them before putting them in a paladin
  • If you have any bulky rubbish for disposal (i.e. mattresses, furniture, etc), please contact the Council’s Waste Department to arrange a special collection

Anyone found to be dumping rubbish incorrectly will be charged breach of lease charges, together with clean up costs.

Details: Please be aware that there is a resident at Thompson Court who has self-isolating for the next 7 days and you should therefore take appropriate steps to try and ensure that you remain safe.  We have organised for a cleaning company to attend this evening at 10pm to disinfect the whole communal area for precaution for the block in question.

Heading: Coronavirus (COVID19) – ISOLATION

Details: ISOLATION

If you are in self-isolation because you have or may have contracted Covid-19 it is vital that you let us know as soon as possible so that we can contact the rest of the residents to let them know that they should take extra precautions and increase their sanitation and so that, as necessary, we can organise a deep clean of the communal areas in accordance with PHE guidance.

When you contact us, please can you also advise how you are organising deliveries, particularly food, to your apartment and how rubbish is to be disposed of. Please remember: –

  • rubbish should only be placed outside of your apartment door at a specific time for collection.
  • that whoever is picking up the rubbish should be properly protected.
  • that all rubbish must be double bagged.
  • rubbish which contains personal waste (e.g. tissues) and cleaning cloths must be isolated within the flat for 72 hours before being disposed of in communal bin stores.

We would also ask that you also let us know if you become aware that any of your neighbours have gone into self-isolation.

Details: As you will be aware, the Coronavirus (COVID-19) outbreak is spreading across the country and is a cause for concern for all of us. It is anticipated that COVID-19 will cause disruption to all businesses and to our day-to-day lives over the coming weeks and months.

As the government’s guidance is likely to change as time passes, we would like to make you aware we have a Business Continuity Plan (BCP) in place to enable us to maintain a level of service during these unprecedented and difficult times.

Our office is currently open, but we have systems in place to allow our staff to work remotely if required. However, in the event that our BCP is put into effect and our office has to close, even with key staff working from home and engineers/contractors in the field, it is highly likely that you will experience some disruption in the services provided due to reduced capability. We will do whatever we can to minimise any such disruption but would ask for your patience and understanding while we work to maintain services during this period.

You will appreciate this is an evolving situation. We will continue to act on the advice provided by Public Health England and will inform you if there is any material change to our business continuity.
