Heading: Roller Shutter Update

Details:
We are advised by contractors that one of the last parts to be fitted for the roller shutter is due to be delivered shortly so they will be looking to fit early next week and hopefully have the roller shutter back up and running.  Security 3000 will be in place to carry out security patrols again this Friday, Saturday and Sunday night.

Heading: Annual and Regular Service Checks on Hot Water Cylinders and Boilers

Details: We ask that all owners ensure their hot water cylinders & boilers are inspected on an annual basis with a copy of the Certificate provided to us. 

Please note that owners may be held accountable for the full cost of repairs to communal areas and neighbouring properties if the cause was found to be faulty equipment that had not been regularly checked and maintained.

We also recommend that your apartment is checked on a monthly basis for areas where leaks can appear especially during these colder months:-

  • Plumbing below sinks, dishwashers, washing machines and toilets
  • Beneath kitchen units by removing the kick panels
  • Seals around kitchen splashbacks and taps
  • Checking the airing cupboard to view hot water cylinders / boilers and other connections
  • Seals around the joints between tiles and baths or showers

When a leak does occur, it will often be the result of a very simple issue that could have been detected at an earlier opportunity. 

To reduce the chance of leaks and therefore minimising costs to yourselves and impacting on your neighbours, please do carry out regular checks on your apartments.  Please forward Annual Certificates to judy@compass-bm.com to confirm that hot water cylinders and boilers are being serviced and maintained.

We have been advised that the new motor has now come in.  The contractors will be on site on Thursday 28th November 2019 to fit.  We have stressed the situation with homeless people and asked them to treat as a priority job so if they can do anything to bring this date forward.  We will keep you updated.  In the meantime, we have booked out Security 3000 to carry out security patrols for this Friday evening, Saturday evening and Sunday evening.

Residents are reminded that while the car park shutter is opening and closing, the car park is vulnerable to entry, particularly by homeless people.  When entering and leaving the car park please take the time to ensure that not only has the shutter started descending but is fully down and stopped before you move off.  Unfortunately, homeless people are gaining access into the car park through this point.

We were on site yesterday and managed to escort some homeless people off the premises.  We have checked again this morning and the car park was clear.  It has been brought to our attention that one of the homeless people have fashioned a tool allowing him to reach through the pedestrian gate and operate the release button.  We have met with the contractor on site today and measures are being taken to stop this access.  A reminder to all residents to wait around 20 – 30 seconds when driving in and out of the car park to ensure that the roller shutter is closed firmly behind you.  As advised by the police, if you do see any homeless people on site please report immediately to them via “101”.  Thank you.

We are advised by the Council that unfortunately they are still behind with recycling bin collections and the service re-design is still ongoing.  They advise that looking ahead they are starting to see better staffing levels and hopefully a return to consistency.  They do advise that from next week the service should improve but the main problem area they are experiencing at the moment is the recycling area.  In the meantime, residents are asked to ensure that all rubbish (including recycling) is placed in the general paladins provided when the recycling bins become full.  Please ensure that all rubbish is broken down.  Thank you.

Details: In order to keep your bin store/area clean and tidy and reduce the risk of rodents appearing, we should be grateful if you would follow these simple recommendations when disposing of your rubbish: –

• Ensure that all general rubbish is in properly sealed bin bags.

• Place all your rubbish in either a paladin or the appropriate recycling bin.

The bin men will not remove any rubbish that is not in a paladin / recycling bin and will not empty any paladin / recycling bin if there are any rubbish bags or other items on the floor that are in any way impeding free access to and from the bin store / area, so please do not leave anything on the floor in the bin store /area.

• Do not overfill a paladin when there are other paladins with space in them.

• When disposing of cardboard boxes, please collapse them first: it does not take many un-collapsed boxes to fill a paladin or recycling bin.

With particular regard to the recycling bins: –

• Please make sure that you put the right recycling items in the right recycling bin. If a recycling bin is contaminated it will only be emptied if an additional decontamination charge is paid.

• If the recycling bins are full then you must put your recycling in to one of the general waste paladins. Do not leave any recycling items on the floor as they will not be taken away.

• If you have any bulky items (mattresses, refrigerators, etc.) to dispose of, please go online to birmingham.gov.uk and click on Waste & Recycling for advice.
